How Perimeter Drainage Works
A perimeter drain tile system consists of perforated PVC pipe installed around the perimeter of your home’s foundation. This drainage system is designed to carry water away from your house to prevent it from seeping in through the walls of your basement.
Perimeter Drainage Issues
The signs of perimeter drainage issues may not be noticeable at first glance and it may take years before damage is evident. When water isn’t drained properly, it will put pressure on your perimeter drainage system and eventually cause damage to basement walls, foundations, and floors.
When your perimeter drainage system is failing and in need of repair, you may see some of the following:
- Cracked or damaged basement walls
- Peeling paint
- Mould or mildew growth
- Excessive dampness, especially in the basement
- Crystalline deposits of salt on foundation walls (efflorescence)
- Downspouts backed up or not draining efficiently
When it comes to drainage and sanitary issues, we can help you prevent problems before they occur and offer solutions for any problems that may arise with your perimeter drainage system.
Why Perimeter Drains Fail
Over time, perimeter drainage systems may become damaged by tree roots which can crush or clog the pipes. In some cases, improperly installed systems may work well for years but eventually fail due to:
- Inadequate amount of drain rock during system installation
- Improper rock used in drainage system
- Damage to drainage system during backfilling
Older homes often have concrete or clay weeping tiles, which tend to deteriorate over time. They can become blocked with dirt or roots and may need to be replaced with a modern, CSA-approved PVC drainage system.
